Approach

With nearly 50 years of experience within the corporate real estate and development markets, we have developed a deep understanding of all property sectors, with particular focus across the north and midlands. Using our strong network of agents, lenders and other property professionals, we acquire property assets for individuals, family offices, trusts and corporate clients. Typically the value of these properties ranges from c. £500k to £5m; acquisitions at the lower end of this range are ideal for a SIPP or SSAS investment.

Applying our asset management skills, we seek to enhance and optimise the value of these assets, delivering hold or exit strategies to meet our client's individual needs. With over 15 years of experience in the distressed property markets at PwC, we understand the behaviour of lenders and all other major stakeholders during times of change and volatility. We are therefore well placed to assist our clients - both new and existing – to protect capital value and income from property assets and assist in securing the best funding solutions available in this currently challenging environment.

Case Studies

Asset management-led acquisitions

Industrial unit,
Seacroft Leeds

We acquired this property in an off-market transaction for a private client for c.£700,000 and have re-geared the lease with the current tenant to increase the yearly rental income and enhance capital value.

Retail and residential,
Knaresborough

Having acquired this property for c.£550,000, we are seeking to re-gear the existing lease to the commercial tenant and obtain planning consent for a residential redevelopment to the rear of the property. This strategy will create significant value for our private client, allowing them to either benefit from a much larger annual income stream or a material realisation should the property be sold.

Retail property,
York

We acquired a prime retail unit in York for c.£1.75m in an off-market transaction for a family office. We negotiated to take back the upper parts from the occupier and these were converted into eight apartments, all of which were sold to individual investors. The retail unit has also been sold separately. The conversion and subsequent sales have realised significant additional value for the client and a healthy return on capital over an 18-month period.

David

Sparke

A chartered surveyor for 20 years, David has worked for DTZ, Boots the Chemist and most latterly as a director at PwC (including a secondment at HSBC).

With a focus on retail property, he has acquired a number of investments for private clients including prime high street properties in Leeds, York and Tewkesbury. Other notable acquisitions include industrial units in Nottingham and Fulwood and a block of apartments in north London.


Married with a son, Leo, he enjoys playing golf at Alwoodley GC, watching golf and other major sporting events and following the highs and lows of Gillingham FC.

Dan

Suggitt

A chartered surveyor for 20 years, Dan has a retail and development expertise having worked for Homepower Retail, Gooch Webster and Ogden Waller Group, a local property developer. More recently he worked with David at PwC for five years.

Recent acquisitions include a major mixed-use investment in the centre of Leeds, a car dealership in Scunthorpe, a mixed-use property in Otley, an industrial unit in Hull and four residential properties in Bramham. Other notable acquisitions include an office block in Knaresborough and an industrial unit in Newcastle; both let to major national occupiers.


Married with three children - Izzy, Alfie and Barney - Dan is a hopeful Leeds United fan and enjoys hacking round a golf course when not watching his kids playing sport.
